Located on a lovely historical street in Waldenbuch, the house is perfectly located within a block from forest trails, and the start of bike paths that lead to bier gardens, and a lovely playground. You also have a German Kindergarten about 3 blocks away, and an elementary school about 4 blocks away. The house is also within the school zone for DoDs and about 1-2 blocks from the school bus stop that takes kids to Panzer and Patch. Lastly, you will be a short walk to the old town in Waldenbuch and not far from the chocolate factory Ritter Sport !
An in-laws suite with separate private ½ bathroom, living room, and bedroom with separate private entrance. Additional storage rooms and hobby rooms are available, as well as a vaulted ceiling wine cellar !
The large and professionally remodeled kitchen offers an eat-in breakfast area, newer appliances, and extensive counter and cabinet space. Wrap-around large windows bring plenty of natural morning light with views of the front yard and quiet neighborhood street.
A large living room and wood burning fireplace leads to a lovely covered rear deck where you may relax over a BBQ with a quiet and shady backyard. A second living room and dining room gives you plenty of room to entertain, and enjoy large windows and natural light in the afternoons.
The fully fenced in small and manageable yard (front and back) allows kids to play and offers you a quiet and idyllic environment. A large wood shed in the rear further allows you to take up gardening or growing vegetables, if you wish. Waldenbuch is a historical walled city perfectly located about 15-20 minutes from Patch Barracks, 10-15 minutes from Panzer Barracks, and about 15 minutes from Kelly Barracks. It is also a short 15 minutes to the Airport and 20-25 minutes to downtown Stuttgart. There is the famous Ritter Sport chocolate factory exactly 1 mile away from the house. Population is approximately 9,000 people, small and quaint with everything you need. There are schools, kindergardens, libraries, great restaurants, grocery stores, soccer fields, parks, playgrounds, and even a nice little bar. There are also at least 4 bier gardens around town ! Waldenbuch is also at the edge (just north) of a large nature reserve/park with miles and miles of trails through the forest. From the house (about 1 block away) there are paths that go into the forest and connect through all the way to Patch barracks if you are interested in commuting to work by bike. It takes about 45 minutes to get to Patch by bike and it is a 38km round trip commute through the forest. There are great paths for walking, biking, or even mountain bike ride! Waldenbuch is well known in the Stuttgart area as a great place to live! Across from the house, on the other side of the small valley you can see many farms and often times hear the shepherds herding the sheep, it is a lovely country setting not often seen around the Baltimore-Washington area.
